Baseline Assessment

An in depth analysis of all leased and owned properties to determine the true cost of occupancy by reviewing all existing leases, contracts, utilities, real estate taxes, etc.   Interview site personnel, review third party assessments performed to determine future capital improvements.  Analyze & allocate fixed assets & depreciation associated with real estate.  Determine proper allocation of real estate and operational costs associated with mixed use sites (i.e., office, R&D, manufacturing, warehouse, etc.).  Identify and present to management cost saving strategies based upon insights gained from each property and throughout the respective portfolio and BCC’s independent experiences.
